Liability Waiver
Hello, I really appreciate any insight into liability waiver. I've seen people posting it under the rules, or suggesting a paper copy upon arrival. Any advice?

Hi @Zari112,
Welcome to our community! Is there a particular reason you're thinking to implement a liability waiver? Knowing this might help other hosts give you better advice. 🙂
@Alicia753 @Jonathan2534 @Randy730 @Kitty-and-Creek0 @Fred13 - I saw that in the past you had discussed this topic at one point or another. Would you be able to please share your experience or perspective on the matter of liability waivers?
Thank you all 🌟

Hello @Emilie , thanks for your response. I'm mostly concerned about extra acres, pond, and so forth. I want to share the beauty of nature with others, but can't avoid accidents outdoors if someone chooses to explore.

@Zari112 I would not bother becuase a "waiver" doesn't really do anything.
Anyone can sue anybody for anything in the USA. Your best defense is solid liability insurance on your rental and or an umbrella policy.

Thanks for your reply Karen. I always wondered about people who own pool, or have recreational activities available. Airbnb doesn't cover LLC, and that makes it hard. We're looking into liability insurance as well, but it's challenging.

Liability waivers can be legally binding if they meet specific legal requirements, including clear and understandable language, adequate disclosure of risks, and voluntary participation. However, their enforceability may vary by state laws and the circumstances of each case. It's advisable to consult with an attorney to draft waivers that align with applicable laws and industry standards.
