I've been using Airbnb for about 3 months now and I've only gotten one booking. I thought my prices were at the market rate, but I've been lowering them regularly to try and get some attention. When I logged into a guest browser to search for my property on the site, I had to zoom all the way in to where my property is just to see it. I feel like my listing is invisible. Can someone please help me figure this out?
Thanks

@Dean1110 I recommend you to lower the minimum of nights, since you are asking 5 nights the least.
When I started, I focused on having more reservations rather than more income.
You will spend some more in housekeeping and maintenance but once you become guest favorite, you will constantly have reservations and the chance to modify your minimum of nights.
It won't take that long, you've got a beautiful huge villa, in one of the best spots.
You'll make it great!
@Dean1110 People are hesitant to book a place with zero reviews. There are a lot of horror stories on this platform and it's oversaturated with listings at this point. If you're not in a popular city or don't have a property that is phenomenal or in a great location, it's pretty hard to get bookings. What country are you in?

Thank you @Oscar-Reyes0 ,
I appreciate the advice. How do I find a good price point to attract guests? Should I lower the price overall or the discount rate?
Many thanks,
Dean
Try using the tools on the Airbnb app as it all depends on how you have your business set-up to handle turns. If someone books and leaves on a Tuesday morning are you ready and capable to have a some check-in Tuesday afternoon? or on a Sunday? If not use the tool to block out a day to turn the unit or more if you need it.
I would take minimum nights down to 2 or 3 at the most until you get some reviews. Maybe turn on early bird and last minute discount features. Get a feel for what folks are booking.
Maybe price yourself at the low end to get some reviews and then start to move your pricing up if you want.
It really depends on how you want to run your business. I also Co-host, we have listings that had deep 30 day discounts as we like longer term stays in them. We also have some we prefer a higher turn over in them, but are set-up that we can turn a unit the day someone leaves if necessary.
Use the tools to set your guiderails and as you get the swing of things, you can start reducing turn times or length stay requirements, but taking a lower price to get some folks to book wouldn't hurt and no one really knows what anyone else paid.
Best of luck.
Hi @Dean1110
1. You haven't filled out your profile as a host
2. there are errors on at least four of your photos
3. most importantly you have very little information on the listing about the actual property in terms of location, why guests should stay and a detailed description of the accommodation and key amenities
4. you haven't captioned your photos.
Hi @Helen3 ,
I appreciate your input and will address those issues. As you probably read, I'm pretty new to Airbnb, could you explain what you mean by errors on the photos?
@Dean1110 Very lovely home with great potential.
As @Helen3 mentioned you should spend a little time on your listing making sure that all parts of the listing are filled out. Your description is very basic.
Who is your guest?
Who is the guest that you are hoping to attract?
What are the attractions located nearby?
Can you walk there?
How far are they from you?.
I see La Jolla cove in your guest book. Is it within walking distance?
What do people do when they visit your area of San Diego?
Can you include some photos of local attractions?
You have a great backyard space that you could really bring to life with a fire pit, if your'e so inclined 😁. I also see a BBQ grill. Adding a hot tub would really ramp things up however not sure you want to go there.
Use your 50 character headline to highlight and get attention on your listing.
'Family Retreat Sleeps 10 Pool Table BBQ Grill"
Hope this helps 😊
Hi,
I saw your message and totally understand how frustrating it must be to feel invisible on the platform.
I'm currently helping a few Airbnb hosts for free as I build my experience and refine my offer. In exchange, I just ask for honest feedback and permission to use some of the results (nothing personal) to improve my service.
I had a look at your situation and already spotted several potential improvements that could help increase your visibility and boost bookings — from listing optimization to better pricing strategy.
If you’re open to it, I’d love to help you out. No pressure, no charge — just real results and insights.
Let me know if you’re interested!
Best,
Romain
This is a community for hosts and guests where we provide advice for each other for free on here without expecting anything in return @Romain691
If you have advice to share why not share it here ?
Hi, @Helen3 !
Totally understand and appreciate the spirit of this community. I’ve already found a lot of value here thanks to everyone’s generosity.
The reason I’m offering FREE direct 1:1 help is because I’m currently building my skills and testing my service offer. Sharing advice publicly is great (and I’m happy to do it!), but working closely with a few hosts helps me go deeper, get real feedback, and see measurable results — which I can’t always do just through forum posts.
That said, I’m here to contribute too, and I’ll definitely continue to share what I learn along the way to give back to the community.
