Setting the right price for your listing is very important, though it can be quite challenging to adapt it to the various factors that come into play such as the area, season, or listing type (you fill in the rest!).
The Airbnb platform offers various functions such as the Smart Pricing feature, and we’ve seen throughout the Community Centre that you all have different hosting styles, as well as ways of using the platform. With this in mind, we wanted to get some of your insights and experiences on a key tool: Smart Pricing.
Do you use the Smart Pricing feature? What are the tips and tricks you would share with fellow Hosts?

I might have considered it but it does not have a separate weekend option
I have been using smart pricing because it is possible to override it during some holidays.
If It was not possible to override it, I would not use it.
I don't use smart pricing, always seems to be way lower than the going rate in the part of the world I am in (Devon, UK)... I do feel its a great function, just not for me.
I do use smart pricing, but I only allow for a 14-day minimum making it worthwhile. I was so new when I started with no experience. I started with the default setting, smart pricing, and instant book. It was a disaster and I hated it for the first month because in a matter of hours it was booked. I had to sanitize too many times making it not worth my eeexxtttrraaaaa effort +time.
@Janice33 and John C7 I have used smart pricing in the past, but now, I mostly leave my prices the same throughout the season. I'm not trying to squeeze every last penny out of my guests. I want to keep prices that are fair and still bring me somewhat of a constant level of income; I'm not trying to squeeze every possible penny out of guests that I can. guests coming through my area won't find many Airbnb; I'd like to have the place rented, not necessarily the highest possible rate.
I do not ever use smart pricing. It really does not work for me since smart pricing is always lower than I want it to be. I don't know how analgorithm can know what you need to make to cover your expenses or what the daily or monthly rate should be per season. All country's and places are too different and too many factors need to be taken into account, season, temperatures, school holidays, public holidays, what the property and area have to offer and the expenses that various hosts have. I don't trust an analgorithm to get that all right. Also most hosts in our area do not use smart pricing. I can see from the pricing that others use since they are often higher than our property but do not offer as much as ours does.
I have been using Smart Pricing, but I didn't find it very beneficial for me. It didn't quite work out as I had hoped. However, I found some of the suggestions mentioned here to be helpful, such as trying out Smart Pricing during certain times of the month and monitoring how the process unfolds.
I use it as a general guide, but often adjust it, either downward or upward, depending on the dates and in comparison to other prices in the area. I like the feature.
