I would greatly appreciate some guidance on establishing a realistic base price and configuring rules for orphan days and last-minute discounts.

Hi! 

I'm less than a year on airBnb, but I use the Smart Pricing function and it's working really well - it increased my rate during a local festival that I didn't even know about. 

I'd be interested in what others are doing in re: last-minute discounts and orphan days.
