We have set our pricing to £100 a night and a £30 cleaning fee.
when searching for our property is comes up in the map at either £129 or £133 per night. Why is it doing this?
Mathis will our prospective guest off seeing this price as others in the area come up at £90-£120. So our £100 is priced competitively.
how do we make the map/listing show £100 when people search for a holiday cottage on the area?
@Nicky171 To your nightly rate Airbnb add their service fee (approx 14%+vat) and your cleaning fee divided by the length of stay. This is what the guests will actually pay.
This is how Airbnb by default displays prices, for everybody, so also for your compatitors !
If you look for 1 night, price is 130,- a night (100+30) But for 2 nights it is 115,- a night (100+30/2), etc...
BTW If there are other costs (service fee, VAT, local taxes) they are also added.
This makes sense. However £100 x3 + £30 and their fee of 14% (£46) = £376, so it should show £125 but it shows £133. I’m just trying to work out where the £133 comes from.
@Nicky171 The Airbnb service fee is generally around 14%, but it IS variable.
