Hello everyone,
I’m a long-time Airbnb host and Superhost in Mississauga, Ontario, and I’m looking for clarification and shared experiences regarding long-term rentals following an STR renewal inspection.
I applied to renew my Short-Term Rental (STR) licence, although I only used STR occasionally (during gaps between long-term stays). Shortly after applying, I received my first inspection in nine years. During the visit, the inspector focused mainly on the number of rooms and occupants, and I was told that I could only rent 3 rooms long-term and 1 room short-term.
This left me confused and very nervous
At this point, I am not planning to do STR at all. My goal is to rent long-term only (over 30 days) in my principal residence.
My main question is this:
👉 Is it permitted to rent 4, 5, or even 6 bedrooms long-term (over 30 days) in a principal residence, if STR activity has stopped?
👉 Or are there specific municipal limits on the number of rooms that can be rented long-term?
I’ve also spoken with other hosts in Mississauga and Toronto who experienced inspections shortly after applying for or renewing STR licences. Some have since removed their listings entirely.
I’m sharing this here to ask:
Has anyone successfully rented multiple rooms long-term (over 30 days) after stopping STR?
How do hosts distinguish long-term household use from rooming/boarding use in practice?
Are there Airbnb or city resources that clearly explain this transition?
I value Airbnb as a platform and community, and I want to operate responsibly, safely, and transparently. Any insight or shared experience would be greatly appreciated.
