Remove custom pricing

I did a trial run of a third party tool to adjust my prices dynamically.  It set prices for the next 18 months which means it was setting each date with a custom price.  Now that I have disconnected that tool, I would like to manage my pricing by setting a base price.  Unfortunately once a custom price has ever been applied to a date, there is no way to delete the custom price and have it default to the base price.  This means I must manually set the price for every day on my calendar for the next 18 months.  Anytime I want to change the base price, I have to do so by hand for every single date.  This is unmanageable.

Has anyone found a way around this? 

I have tried toggling on/off smart pricing, that did not reset it.  There is no delete option like there is for custom minimum night stays.

I'm running into this problem even without using 3rd party tools.  Once I set the price manually, I can't unset it to let the global settings like (nightly rate and custom weekend rate) takeover.

This is a known bug with smart pricing that has not been addressed by Airbnb.

Could this work:

Choose the nightly rate you want all dates to return to.

Set that amount as your “Minimum nightly price”

Go to: Price settings → Minimum nightly price
Enter the amount that should effectively function as your base price.

Select a large date range (e.g., an entire year or all future dates)

You can select up to two years at once in the Airbnb calendar.

In the pop‑up window: Turn ON Smart Pricing

When Smart Pricing is enabled for the selected dates, Airbnb forces all those nights to update to the minimum price you entered (unless market conditions push some nights higher).

Result:

  • All selected dates reset to your minimum price.
  • This removes the custom prices without you having to edit 18 months manually.

After the reset, turn Smart Pricing OFF again (if you don’t want to use it)

Once the prices have been updated for all selected dates, you can disable Smart Pricing in your main settings again. The minimum price values will stay.

Re‑apply weekend pricing / special pricing if needed

Note: Smart Pricing cannot be used at the same time as weekend overrides, so you may need to re‑apply weekend rates afterward.
