I am renting out a two-storey house. The first floor has a kitchen, living room, bathroom and two bedrooms. I now want to open up the lower floor, which has two bedrooms, for rental as well. I currently charge around €250 per night for four people, with the option of an extra cot. How can I communicate that the lower floor with two bedrooms (four adults) and a bathroom is also available for an additional €125?
I am also wondering how/where I can add an information sheet with details about our local area, including recommendations for swimming spots, restaurants, attractions, etc.

You can definitely offer the lower floor as an add-on, but Airbnb doesn’t have a built-in “add extra space for a fee” button — so the best way is to:

⭐ Option 1: Create a Separate Listing

Make the lower floor its own listing, then

➡️ Link it to your main listing under “Linked Listings”.

This way guests can book the whole house together, and the platform automatically blocks the calendar on both listings when one is booked.

You can set the lower floor listing at €125 per night or whatever price you prefer.

⭐ Option 2: Add It as an Extra Fee (Manual Add-On)

If you prefer keeping one listing, you can:

• Add the €125 as a custom offer if a guest requests the full house.
• Or add it under “Additional Prices → Custom Fees” (label it “Extra Floor Access – €125/night”).
  Then make sure you clearly explain it in the listing under “Other things to note.”

⭐ Where to Put Your Local Information Sheet

You can add all your local tips in multiple spots:

✔ House Manual – great for info sheets, attractions, restaurants, swimming spots.

✔ Guidebook – Airbnb has a built-in feature where you can add your recommendations with photos, maps, and categories.

✔ Listing Description – include a short highlight section.

✔ Message Templates – send it to guests automatically after booking.

I do all three for my listings and guests love it!
