Hello Airbnb Support,
I need assistance configuring occupancy-based pricing for my listing.
Current Issue: My listing charges a flat €650 per night regardless of guest count (1-6 people), which prevents bookings from couples and small groups who find this rate excessive for their party size.
Base Pricing Structure:
- Base nightly rate: €450 per night (applies to 1-2 guests)
- Extra guest fee: €50 per additional guest per night
- Fee trigger: Starting from guest #3 (guests 1-2 pay base rate only)
- Maximum occupancy: 6 guests
Expected Guest-Facing Pricing:
Pricing Calculation: Base Rate + (Extra Guests × Guest Fee)
- 1-2 guests: €450 per night (€450 + €0)
- 3 guests: €500 per night (€450 + €50)
- 4 guests: €550 per night (€450 + €100)
- 5 guests: €600 per night (€450 + €150)
- 6 guests: €650 per night (€450 + €200)
Current Problem: I cannot locate the "Extra Guest Fee" or "Standard Fees and Charges" settings in my host dashboard. I have temporarily disconnected my channel manager (Hostex) to ensure full access to all pricing features.
Request: Please either:
- Configure this pricing structure directly on my listing, or
- Provide exact navigation instructions to access these settings in my current interface
This occupancy-based pricing will help attract more bookings from couples and small families while maintaining revenue for larger groups.
Thank you for your assistance.
Best regards
