Hi all
How do you find the service fee that is no longer equally shared between the customers of Airbnb, hence the guests and the hosts, but solely on the hosts.
Beside the step backwards once again from what once were the revolution of Airbnb, a home away from home, acknowledging the hosts opening their homes to guests, it also add an additional tax on the hosts.
The hosts are taxed on the income - no matter the services, electricity consumption etc. because the hosts are not a business it is private homes, and the tax authorities does distinguish- only if the hosts are business.
This means Airbnb has finically given the private house owner the death kick out of Airbnb and provide a business to business renting service. No longer a home away home!!
A business can deduct the service fees!!
private house owner can not!!
who makes the calls in Airbnb!! ?
who holds the business? ?
who is ready to start the new “home away from home with private house owners” with all the benefits this is to the guests!?
It's completely absurd to pay tax on income that you don't have.
What does your accountant say about that?
Accountant? I am a private house owner as those who build the Airbnb community- not one of the businesses taking over the Airbnb community.
this means that all transfer from Airbnb is income in the eyes of the Danish tax authorities. I can choose to register my house income at the tax authority as a business and then I can deduct the costs, but then I can not use the house privately.
I asked the tax authorities due to sudden very high electricity prices if I could deduct these costs, but no!! - and because I cannot deduct this cost, in reality I should charge the double in order to keep the rent if it is raised.
Therefore Airbnb is now pushing out the private houseowners and prioritise professional business hosts, because the private house owners must raise the price 30% not just 15%.
The community starting it all are pushed out and the business and I guess customers are changing.
But then off course there is room for at new community and business model as what Airbnb was “your home away from home” to start.
It appears to be more an issue with the local tax authorities than Airbnb.
Why should you be using income tax on Airbnb's income? They already pay tax on it. You never ever receive the money!
And why pay tax on your electric company's income? They already pay it
Better ask your tax authorities for an explanation.
I understand the concern. Under Airbnb’s single-fee model, around 15.5% is deducted from the host’s payout rather than being shown separately to the guest. Hosts can increase their listed price to maintain the same earnings, but this may make the property appear more expensive. It is not technically an additional tax it is an Airbnb platform fee. Whether a private host can deduct it as an expense depends on local tax laws. Still, this change clearly places more pricing and cash-flow pressure on individual hosts and may push Airbnb further toward professional property operators.
