I don't know about Scotland but in England the English Tourist Board produces a Pink Book which you can buy that has guidance on lots of STR regulations. @Conor158
Offering short term rentals is a business and making sure you are familiar with the regulations is a good investment of your time when starting up.
Meeting these requirements are absolutely necessary if you want to get an STR licence to operate - most are safety features. I would never want to skimp on safety for my guests.
-Fire Risk Assessment - look at the national regulations that came in last autumn
-Annual Gas Certificate - from your registered gas safe heating engineer
-Electric Installation Condition Report - from a qualified electrician
-Portable Application Testing Report - ask a PAT tester
-Legionella Risk Assessment - not sure try Google
-Public Liability Insurance - you can obtain quotes/look at Airbnb public liability cover
-Tolerable and Repairing Standard - don't know what this means
-Fire Safety Regulations for furniture - this came in many years ago hopefully all your soft furniture meets these regulations check the labels.
