Starting a Property Management Business in Batumi, Georgia

Hello Airbnb Community,

I'm Ugur, co-founder of Dodo Company, and we are embarking on an exciting journey in the world of short-term rentals in Batumi, Georgia. Our plan is to operate five distinct properties, leveraging both Airbnb and our website for reservations, focusing on stays of a minimum of four or five nights.

As we step into this venture, we are keen on gathering insights and guidance from experienced hosts, especially those familiar with the Batumi area. We have several queries that we hope to get clarity on:

1. Can we operate these properties without formal company registration, and what are the implications?
2. What are the local legal requirements and tax obligations for running a short-term rental business in Batumi?
3. Is there a necessity to report guest identities or passport details to local authorities?
4. How are tax payments and other legal obligations typically managed for Airbnb hosts in this region?

We are open to the idea of compensating for consultancy services if any seasoned Airbnb hosts or experts in the field can provide detailed advice and assistance.

Any insights, advice, or direction you can provide would be immensely helpful as we navigate these initial stages. We're excited about this venture and look forward to contributing to the Airbnb community in Batumi.

Thank you all in advance for your time and assistance.

Why are you looking to start up a property management company in a different country to your own when you have no experience as a host there  @Ugur49

1. and 2. Find a local accountant who can advise you

2.  you can normally check with local government in areas you want to operate in to see if any STR restrictions

3. check with local tourist board/police. Check with local government  about local taxes .

4. find an accountant in Turkey with experience  of taxes in Georgia who can help you with your company  tax matters

Perhaps firstly focus on addressing issues that have led to you getting what Airbnb considers very low rating with your present portfolio in Turkey before looking to expand elsewhere.
