Tax for multiple listings

Hello!

 

I’ve been growing my hosting management business, which focuses on providing property management services without needing to be a real estate agent. We started with cleaning, maintenance, and guest contact, and have now expanded to managing multiple listings. Recently, I contracted two new listings under my hosting business, with more properties ready to onboard.

To ensure compliance, I checked that taxes were being held and remitted to the proper counties based on each listing’s location. However, I found an issue: both listings—owned by two different homeowners in different counties—are showing the same tax information. When I contacted support, they suggested I’d need a separate Airbnb account for each listing. This doesn’t align with the goal of my business: managing multiple properties under a single hosting account for simplicity and efficiency. We also use an API, and support indicated this setup might not work with multiple listings.

How can I effectively manage multiple listings under one Airbnb account while ensuring proper tax compliance for different counties? Additionally, what are the most important factors to focus on for building a solid reputation as a property management company?
