I've also been calculating the impact of the single service fee and, although I have accepted the changes, my concern now is how guests themselves are to be made aware of this change. On the face of it, it just looks as if there's been a significant hike in my nightly price compared with the original structure which I'm concerned may put people off from booking - especially those guests who have visited previously and expressed a desire to return. 

Guests should not be disadvantaged by the changes but how are they to be informed of this?

The guest used to pay the bulk of the split fee @Chris24610 . So if the host increases the price correctly to now incorporate the small host and the large guest potion in to a single host fee, there shouldn't be a big change in total guest price.

The guest will see some variation (previously the guest portion wasn't exactly the same everywhere), but it won't be a massive jump.

 

A bigger problem is that some competitors may not get the news and may not put their prices up in time. They will look much more attractive to guests (but it'll be temporary until they notice their low payouts).

@Chris24610 you can search for your listing in guest view to see the price of future dates, and then compare the same nights after you make the change. That's the best way to feel better about the price that repeat guests will pay, and you can do small tweaks if needed.
