I have a 3 br/2 bath mobile home in a fantastic location in rural Tennessee, and would like to open it as an AirBnb. I am having trouble finding primary landlord insurance that will cover short term rentals (most require a year lease). I can't be the only host with this insurance need -- any referrals or recommendations for finding a legit policy would be really appreciated. Thanks!
An independent insurance agent should help you find insurance companies in your area that offer STR insurance. I do know some only offer it as an add on policy if you also live on the property. Others are stand alone policies. Last time I checked these companies were still offering STR insurance of some type:
Proper Insurance (most expensive, but most comprehensive)
State Farm (add on)
Farmers (add on)
Steadily
CBIZ

Be very careful about the fine print in the policy. Also, I would look at what reviews they have for claims processing. There is an insurance company offering STR coverage that has low rates but horrible claims process. Not worth using if they don't pay claims.
@Anna17697 Before you begin your listing, have you checked with zoning to see if you are allowed to STR a manufactured home? I am in North Carolina, and manufactured aka mobile homes are not allowed to STR.

She added another insurer to the list - AEGIS. I had to call the corporate office to find a local agent, since they don’t have an agent search on their website.

I was curious and checked and both Decatur, GA and DeKalb County. Decatur has registration and permit requirements for STRs and Dekalb is about to enact some STR regulations:

Airbnb Taxes
Looks like Airbnb is probably collecting all the state and local taxes so that is good. In many areas Hosts have to collect occupancy taxes manually. @Anna17697 you'll have to verify that Airbnb is in fact collecting and paying all the required taxes. I checked another listing in Decatur and man...there are alot of taxes!:
