Using AI to Enhance Listing Photos — And a Suggestion for Transparency Tools

Hello everyone,

 

I wanted to share my recent experience using AI tools in my Airbnb listing, and also suggest an idea that could benefit hosts and the platform.

 

As hosts, we always try to help guests imagine how they would feel in our space. Good photography shows the design — but it doesn’t always show the experience.

 

So I experimented with AI tools to:

 

  • Add subtle human presence to my balcony photos (a couple enjoying coffee, someone relaxing at sunset, etc.)

  • Visually demonstrate how the space is meant to be enjoyed

Important note:

I clearly mention in the description that these human figures are AI-generated and are used only to help visualize the intended experience of the space.

 

The goal was not to mislead, but to help guests imagine:

 

  • Morning coffee on the terrace

  • Sunset views with loved ones

  • Relaxation by the pool

 

 

Interestingly, Airbnb accepted these images without issue, while some other platforms rejected them, assuming the images showed real guests without consent — even though the listing clearly states they are AI-generated.

 

This brings me to a suggestion:

 

It might be helpful if Airbnb introduced a simple toggle or label option that hosts can use to indicate whether:

 

  • The image contains AI-generated elements

  • The image is fully original photography

This could:

 

  • Increase transparency

  • Protect hosts

  • Avoid misunderstandings

  • Encourage responsible use of AI tools

We are already using AI to help with:

 

  • Writing better descriptions

  • Choosing optimized listing titles

  • Improving guest communication

AI is becoming a tool — not to replace authenticity — but to enhance storytelling.

 

I believe with clear labeling tools, Airbnb could lead the industry in responsible AI integration rather than restricting innovation.

 

Would love to hear other hosts’ thoughts on this.

I think it's an interesting way to “personalize” a home, as long as AI guests aren't taken for real 😉

 

And unfortunately, I think that if there isn't a super clear label, I'm afraid many people might get confused 🤔

I don't think it's enough to indicate in the photo captions (or in the description) that the guests are created by AI, because unfortunately most guests don't read the captions (and description). A very obvious label should be added... perhaps in the photos themselves?

I see several issues with using AI in this manner. Some platforms do not allow faces of persons in images and/or children to be shown (as you discovered). They also do not allow text or branded food, drink or alcohol (showing a closeup of a beer bottle for example).

 

Although Airbnb accepted the images AI created, I would suspect the quality of the resulting image was reduced and poor quality (less than 1024x683) images could affect your search rank as the algorithm looks for quality images as a data point.

 

It might be better to hire a professional Airbnb photographer (not a real estate photographer) to do a photoshoot of the property and emphazize lifestyle photos. Live models may be used (no faces) and not children or branded food or alcohol in images. Many shoot the model from behind, over the shoulder, etc. to avoid faces appearing. Most photographers can also create a short video to promote the property (Vrbo allows you to upload a video to the listing with certain guidelines for the video). You can also use the video on social media to promote the listing. Always best to put a note in Other Details that food and beverages depicted in photos are for inspiration only and not provided during the stay. 

 

I would also steer clear of depicting decor (furniture, pillows, flowers, etc.) that the AI adds to the photos that you don't actually have inside the property to avoid guest claims your listing/photos are not accurate and requesting a refund based on that.

I would like to clarify that no essential elements such as furniture, décor, or structural features have been added to the photos. The property is presented exactly as it exists in reality. The only adjustments made were related to branding and formatting, specifically adding the logo and optimizing dimensions and resolution using Canva.

 

There has been no reduction in image quality. On the contrary, I ensure that all images meet or exceed the recommended resolution standards before uploading. Canva allows precise control over size and export quality, which helps maintain strong visual standards aligned with platform requirements.

 

Using AI and modern digital tools is a strategic decision. It allows flexibility, efficiency, and creative control without the high recurring costs of hiring professional photographers or models. Traditional photoshoots can be expensive and often require additional payments for future edits or updates. With this approach, updates can be made quickly without repeating the entire process.

 

Beyond cost and time efficiency, it also reflects innovation and the intelligent use of modern technology. Leveraging advanced tools demonstrates adaptability and creativity in presenting the product professionally while keeping pace with technological progress.

 

Of course, transparency and accuracy remain a priority, and I fully agree that listings must always represent the property truthfully.

I've always thought that photos with people enjoying themselves or otherwise enabling the person viewing it to imagine themselves in that scene. But I always thought Airbnb expressly prohibited photos with people in them? I seem to remember I tried that many years ago and Airbnb took the photos down. Maybe their policy has changed?

@Amr267  this is fine in small doses, maybe a pic or two with human element but would not do for all listing pics.  @Joan2709  is correct in her response and would tread lightly.

 

Just my 2 cents,   I would not want prospective guests to "think" my whole listing is AI curated and not book with me for fear they will be disappointed upon arrival as thing will not be as pictured. You are letting guests know the pics are AI however as you will come to understand, guests do not read, anything.  

 

I agree AI for sure is great as an everyday tool and use it all the time to smooth out communications with guests as well as help with listing titles and descriptions.  

 

Where I do see these types of pics working really well is on your social  pages promoting your listing.  There's no harm in that and will really set the tone to interested prospects.

I would like to clarify that the images I shared are not all uploaded to the listing itself. In fact, I use them differently. By using Grok, I can animate these images and turn them into short videos with voice-over narration. These videos are then sent along with the welcome message, departure message, or house instructions.

 

This is exactly what I have done with the written house instructions. Instead of requiring guests to read long text on their phones, they can simply listen to the instructions — which is especially helpful if they are driving or on the move. It makes the communication more practical and convenient. I was actually planning to discuss this approach in a separate post later, as it is a different topic on its own.

 

Of course, these AI-enhanced visuals can also be used effectively on social media as promotional content for the property.

Fun fact: today I've used AI the other way round. I needed a nice outdoor photo. However it's winter time and I had only a private one from last summer, with real people on it. So I decided to use AI to eliminate persons and other things which should not be on the photo:

Listings with pure AI photos don't attract me as guest. I love underselling and overdelivering.

It reminded me of a thread where a host mentioned that the snow had delayed any outdoor pictures. Do you think they could use this strategy while the winter season is over?

Hi @Amr267  My personal take AI photos can increase clicks. But inaccurate photos can destroy trust. Helpful to use for fixing brightness/contrast tho.

 

Guests don’t expect Pinterest-perfect. They expect honest and welcoming.

Absolutely — and I completely agree that trust is everything.

 

I consistently receive 5-star ratings from my guests because what they experience in reality matches what they see in the photos. When they arrive, they find exactly what was presented — and often enjoy it even more. That alignment between expectation and reality is what creates satisfaction.

 

This approach is not beneficial for anyone trying to mislead guests with images that differ from the actual property. However, for an honest host who genuinely delivers the services and quality shown, these tools can enhance communication and improve the overall guest experience.

 

When used responsibly, modern technology supports transparency, clarity, and convenience — and ultimately contributes to happier guests.
