Volusia county STR

Hi,

 

I am curious where we are at with STR ban in Volusia County. I am specifically curious about the New Smyrna Beach area just east of I95. Which areas allow it and if not, how is the ban enforced?

So if the property/lot I am looking at falls out of the highlighted zoned districts, this would be considered unincorporated and I would be unable to STR? 
What about Edgewater, Detona, and others?

So I have learned my main question. Sounds like <30 day rentals are banned in all of unincorporated Volusia county but if the property is in a city limit, it will follow the city zone laws which may or may not have rental regulations.

 

How well do you think a short term rental would do in Edgewater or Deltona or even Samford?

Hi @Tyler649  and @Breanna !   Tyler we have not had any forward movement in the area. My expertise is strong for Daytona, Ormond and Flagler, I don't do a lot in NSB but can share that they have very limited areas where it is allowed.  I believe the area near 95 is unincorporated Volusia County which will likely be a 30 day minimum (you can call the county or city with specific addresses and they will let you know).  Edgewater may allow STR-it's not an area I see as being wildly profitable at this time so I haven't spent a lot of time researching there but I know their city is working hard and is a lot more "open" to things being there so reach out to their planning department and you may get some positive responses there:).  Hope that helps!

I will reach out to the county to ask about the specific address. 

We absolutely love to stay at STR's on vacation so that's really too bad they have this ban in place. I understand their concerns about partying/etc but I would have to say as long as the host makes clear the house rules, disruptions should be rare or kept to a minimum. 

I am interested in hearing what are the specific fines or punishment for opposing the ban, because it seems that hosts still list places for rent in unincorporated areas of the county.

 

I am also interested in hearing about how popular/profitable STR would be in areas further from the beach such as Deltona, Osteen, etc.
