Working with a management team: how should I set up my listing?
Thank you for your input, and I completely agree with your point about spot checks and maintenance being essential. Unfortunately, my current management team looks after too many properties and doesn’t seem to have the time to perform regular spot checks, despite them saying the maintenance jobs are being done. I’ve visited my villa twice unannounced, and it was clear that these tasks were not being carried out as promised.
I’m considering adjusting the way things are managed to ensure better accountability moving forward, possibly even exploring the option of independent inspections or switching management. I appreciate your suggestion on having the listing set up under my name with the management team as cohost—this could give me more visibility into what’s happening.

Trust is very important when managing a property. We always try to be transparent, and of course do our job ...
If you are not happy just check other options in your area.

Your local cohost should have a system in place to do spot checks with cleaners and regular maintenance checks - that's what I do as a cohost @Lee5819
what arrangements did you agree with the property management company about maintenance.
The listing should have been set up n your name as the owner with the management company as the cohost so you are able to see guest communications which is a good indicator.
