nightly rate adjustment

I'm fairly new as an airbnb host, and I've just noticed the 'nightly rate adjustment' deduction from my payouts, though I'm not offering a deal of any sort.  I've searched the airbnb site for some explanation of this deduction, but apparently I'm not looking in the right place. What is the 'nightly rate adjustment' based on?

@Beth4406 A guess but could it be the refundable/non-refundable option you have?

I've had the nightly rate adjustment and would like to know what it is?

There is a similar community that provides the answer. it is the 10% Non Refundable Fee- 

 

OK so now what im trying to find out is - So if there is a 10% Discount to all Guests because the Host selects  "Non Refundable", does that mean the guest receives an ADDITIONAL 10% Discount which the Host provides for 30 Day or longer stays? That obviously becomes a 20% DISCOUNT?!!! 

 

Anyone have this answer or better yet experience?

@747-Naples-Florida-LLC0 go to your listing, simulate a booking and it will answer your question. I suspect you won't get a non-refundable option for long stays as they have their own cancellation policy. Do let us know the answer.
