"Host Only" fees and Special Offers - feedback please

Calling other hosts who opted in to "Host Only" fees.
When you do a special offer, you get this screen.
SAME as before - saying that fees should not be included in your price.

How do you understand this?
Should you mark up your price the 15% for airbnb fees?
Or do you consider that Airbnb will add them on.

Please tell me, everyone, how do you understand this.  

Then I will update with what happened to me and client support reaction.

@Susan1188 I have no idea but I suggest you send a special offer to a Eurozone host who is willing to join in and then we'll all find out. I am happy to help but the exchange rate will confuse the situation.

I know the answer -

I did this today went thru the full process - reading carefully that screen - and got zapped.  Luckily on a small booking.

The special offer that you give = exactly what the guest pays.  You put in 100, guest pays 100 and Airbnb takes 15 away from you.

So your special offer price DOES include the fees, for host only properties, which are deducted of course from the host.

My airbnb support contact today keeps telling me this is normal and not an error in language on the screen.  He says the language is clear, that means, that the airbnb fees will be removed from the host.

What do you think?

(1) This screen has the same language as before (it seems obvious to me that they just overlooked updating  it to reflect "host only")
(2) They also mention taxes, which obviously are not included in special offer, which means, that the statement on this screen is WRONG for host only fees.

=> If you make a special offer under Host Only fees, the offer is the TOTAL that the guest will pay including all FEES.  The fees will be removed from you, as in the "host only" principle.

Don't get zapped like me!
Now you know!

If only my support person could understand this and escalate to tell the development people to change that language.

@Susan1188 I just don't know what the language means but it is certainly not clear. I wonder if @Scott has a view or could look into having different wording for hosts who pay the service fee.

I do not understand the confusion.

 

When you switch to Host-only fee 15%, you need to increase the prices in a listing with 12% (+VAT, if applicable).

In the old situation (Split-fee) your prices should already include 3% (+VAT). If you sent a special offer, it is (ofcourse) based on your NEW prices and allready include compensation for the Host fee. So that's why the form says: do not include Airbnb service fees. A special offer is based on nightly price, cleaning, additional guest fees.

 

This is also explained by Airbnb in your account (payment and payout section, tab "service fee") and there is an example provided by Airbnb to make it even more clear:

You are right, all of that is very clear.

Until you are in your special offer, and the message on the Special Offer screen is 
CONTRADICTORY.

The message in the special offer screen still says that the offer should include cleaning and other fees but NOT taxes and airbnb fees.

That is the bottom line - the special offer screen has the wrong (old) information still written on it - apparently most people don't read that grey-ish lettering, and I shouldn't have either.

@Emiel1 the text says (the price you set) won't include service fees. This certainly implies (to me) that the price input for the special offer will be increased by the service fee.

I guess most hosts don't read (!! lol) the text below the special offer.

Anyway I hope this post helps others from making my same mistake and maybe helps airbnb to simply update what is written on special offer screen for hosts with host only fee.
