I was hoping someone could help me. A guest booked to stay at my studio for 5 weeks, months ago, and is due to arrive next Friday. I've emailed them to discuss where and when to meet for me to give them the keys and welcome them to the property but I haven't heard back. I'm getting really worried that they might just cancel the reservation at the last minute, because I actually changed my travel plans for them because they wanted to stay at my place longer than I expected.
So, I just want some clarification. I unfortunately didn't have the 'strict cancellation' rule in place when they booked, however, I believe that over 28 days is considered a long-term stay, so they may have to pay for the first 30 days anyway, even if they do cancel. Am I correct?
The issue is, as it stands, I could definitely get someone else in to rent my studio if I advertise it now on airbnb, but if I leave it much longer and this guest cancels, I'll be massively out of pocket.
