5 week booking yet no contact with guest

Hi there,

 

I was hoping someone could help me. A guest booked to stay at my studio for 5 weeks, months ago, and is due to arrive next Friday. I've emailed them to discuss where and when to meet for me to give them the keys and welcome them to the property but I haven't heard back. I'm getting really worried that they might just cancel the reservation at the last minute, because I actually changed my travel plans for them because they wanted to stay at my place longer than I expected.

So, I just want some clarification. I unfortunately didn't have the 'strict cancellation' rule in place when they booked, however, I believe that over 28 days is considered a long-term stay, so they may have to pay for the first 30 days anyway, even if they do cancel. Am I correct?

The issue is, as it stands, I could definitely get someone else in to rent my studio if I advertise it now on airbnb, but if I leave it much longer and this guest cancels, I'll be massively out of pocket.

If anyone can help it'd be greatly appreciated. Thanks

@Sian2 This happens from time to time. Glitches or instability issues with the messaging platform are frequent these days with Airbnb.

Their reservation confirmation ought to have included their phone number. Now, I know it may be an unwanted expense, especially if the guest is international, but it may be a peace-of-mind thing to call the phone number provided and try to re-confirm verbally 🙂

Thanks for getting back to me Robert. I will try calling them today. I didn't want to feel like I was hassling them by calling, but I guess it's my only option. If they do cancel, does anyone know whether the long term cancellation rules apply on the non-strict cancellations? (As in, will I still receive partial payment as they are cancelling a long-term booking within 28 days?)
