Air Conditioning Not Working - what is a reasonable Refund percentage?

We are currently staying at an Airbnb in Florida and the air conditioning is not working.  The unit is 84 degrees.  The owner found out over the weekend that the AC wasn’t working but didn’t inform us until we checked in on Monday.  While very polite and apologetic, the owner has only offered us a 5% refund which amounts to $60.  

I feel that it really is an insufficient refund and we could have tried to make other arrangements but after we arrived we didn’t have much choice than to take the unit “as is”.  

What do you think is fair?  I’ve seen 15-20% references in another thread.   

I would hate to feel I would need to leave a bad review.  

Thoughts welcome on this thread.
