AirBnB changes the rate on every booking.

I have been meticulous about turning Smart Pricing OFF! I have also been sure to raise the minimum price, because it also seems to mysteriously turn itself back on. I have also turned all discounts off.  And yet every booking for the entire summer the rate has been anywhere from $5-15 LOWER than my minimum price.  This is very frustrating because I have already priced both my listings very reasonably for my neighborhood.  I have tried to get help from customer service but even though I keep asking, it has been weeks and I never get a reply.  This is very frustrating.  Is anyone else having this problem? And what can I do to correct it?
