Private owner-occupied houses where three or fewer rooms are rented, a breakfast is included in the rent and all accommodations are reserved in advance, are defined as a bed and breakfast home and are not subject to the room occupancy excise. - I have been in touch with Arbnb as to why they taxing my guests starting July 1st.  I rent out 2 rooms in the house that I live in - I think there are many more like me who need to questions Airbnb!

@Jane89  I could of course be completely wrong but it appears logical to me.

You offer a private room in a bungalow, perhaps if you offered a private room in a bed and breakfast and added your business details to airbnb, the taxes would not be deducted.

Thank you!. I went in and checked my listing and sure enough, I had listed my room as a private room in a house. I went in and did a mock booking and the taxes are not there. I wonder now what happens to the te taxes airbnb already collected from our guest?

We're in Massachusetts and are in the same boat.  Our guests have been charged room tax on four occasions, which we do not have to pay.  I feel this is at best taking advantage of the guest, and at worst illegal.  Airbnb has been totally unresponsive in helping me.  The help section talks about collecting tax manually from guests, but I see no place to specify "manual tax collection" in my listing.  They just say that because Massachusetts has a room occupancy tax, they will collect it on my behalf.  ER#$%@  Wonder if any other hosts have suggestions?
