Does anyone offer a discount to guests bringing their own bed linen and towels?
@Catherine1718 no and I wouldn't suggest you to do it either. I am sure it will be a small discount and I am also sure someone will get confused and you will still have to provide linens and towels upon their arrival.
@Ana1136 made a good point, and besides, do you really want your guests put their own (maybe dirty) sheets and pillowcases on your clean mattreesses and pillows? What abut bedbugs etc...? What if they say they will bring it and then they don't and sleep directly on your bedding?
The problem you describe just happened to me the other day I had one long term tenanant sleeping on the matress and using the matress cover as a blanket, when I ask him why he said he was very busy and had no time to buy bed linen.
One just can't win.
@Catherine1718 No, I wouldn't dream of doing so and I would be very suspicious of any guest who said that they were going to bring their own bed linen and towels. So many of your reviews have said how lovely and clean your place is so why on earth would anyone want to go through the hassle of doing that. The only exception would be if they were doing it for a young child who perhaps won't go to sleep without their own special blanket or something similar.

I understand you 🙂 We can host up to 7 guests at the time and the average stay is just 2-3 nights. We use laundry service right from the start. I love those girls, they are my heroes 🙂
I live in Australia, and over here it's not that unusual to have listings that ask you to supply your own linens OR charge extra for linens provided - in these cases the linens are left out and the guests make the beds themselves. It's particularly common in beachside style accommodations. Usually the accomodation is either owned by a remote host who employs a cleaner, or is managed by a property manager with multiple listings. Some of the listings that do this are quite expensive and up market. I have an acquaintance who runs an airbnb about 3 hours from where he lives and he expects guests to bring their own linens, and he has not had any noticeable difficulties
I live 1.5 hours away from my listing, but I personally don't like the idea of guests bringing their own for exactly all the reasons described above - I can just see some people sleeping straight on the mattress protector! I do have to admit though when I'm washing 6 lots of bedding, some of them stained the idea of BYO linens can seem very appealing! I think it depends on what you are like as a host, what your listing is like, what your furnishings are like, and what it typical in your area. If for instance it's nearly unheard of to have BYO linens where you are, then probably not a great idea to start. Or if you have really top quality mattresses - I just wouldn't be risking what some people might or might not be putting on my beds. I also think BYO is more likely to attract the more budget style guest, who generally speaking are more problematic and likely to complain. I"ve not had direct experience however, so just my thoughts!

I would say it depends upon your price point & market
I have 2 listings, one a bit posher and more expensive with quality mattresses, includes bedding and towels, min 3 night stay.
The other has wipe down waterproof mattresses and you bring your own bedding/towels, its the cheapest independent place for miles around and without bedding/towels to wash I allow 1 night stays.
Guests are just as nice and appreciative of whats offered in both listings, I quite often see guests being invited into either unit for a nosey, and Interestingly folks in the cottage often say they will book the barn next time, yet never had a guests in the barn want to book the cottage.
