Being a host in Spain

Hello community,

 

hope somebody can help me with this.

 

My wife (spanish) and me (german) have bought a house in Cantabria, and live there. We have a lot of spare room and are thinking about renting out some of the rooms and apartments. Does the income I make with Airbnb, needs to be declared?

 

In generall I have alot more questions, but the above is the main one.

@Philipp167  Yes, earnings from Airbnb are taxable income; it's still a business regardless of whether you live in the house. Many localities have additional tourism taxes or room taxes that may apply too.  Sometimes the taxes and regulations differ depending on factors such as how many rooms you're renting, how many days per year they're occupied, how long a guest/tenant's rental period is, and so forth. And many jurisdictions require a permit for short term rentals.

 

This forum isn't ideal for locally specific issues - for this, you'll need to consult the relevant authorities in Cantabria, and find an accountant who deals with this type of small business.

Andrew, I was wondering if there are different, AIRBNB support or sites  for different countries ?  so  does Spain have  its  own branch of  Airbnb?  Would you know anything about this?

I have  been researching this a lot in and out, as  it  has  changed  with the new  government.

To get your question out of the way. YES  you must declare it.  pay taxes ,,,  report it. All of it.  Also and MOST importantly, YOU MUST ASK Permission prior to running a short term rental. 

My advice to you is  you study the regulations of that region.  Some regions  have  banned short term rentals, others  have  their own country  regulations.  For example how much to charge,   whether  The owner  Must LIVE IN THE house.  SO again  I suggest you check the regulations, legalities and requirements of the specific region.  They vary region to region.   The only common factor throughout Spain is to REQUEST Permission.  otherwise I hear the  Fine is INSANE.

 

I am looking for any information on the  regulation in the Canary Islands dealing with  the aesthetics of the structure.

@Philipp167   Different regions of Spain have different rules and regulations, so the only reliable source for your specific area would be to consult the town hall.  I do know for certain that in other parts of Spain you would need a permit with a licence number and all guests must be declared to the tourist authorities along with copy of ID.

airbnb income = rental income = taxable.  Rules and declaration type vary - there may be different models for different types.
