I have a current guest who indicated in her first message that she wanted to book 4 nights for 4 weeks. She only actually booked the first 4 nights. Then she verbally told me on check-in that next week she might only stay 2 nights.

 

Then today I got a request for 4 nights next week but different nights - if she (the first guest) stays only 2 nights, they would overlap 1 night. I have messaged the first guest, but no response yet and I have a time frame for responding to the new request. What do I do?

 

I am inclined to agree to the second request since it has been made and the current guest had several chances to book ahead. Would that be right?

@Carolyn442  Definitely take the Booking Request. You can't be waiting around or blocking your calendar for someone who can't seem to decide exactly what their plans are and expects that you'll just keep nights blocked for whatever she might or might not decide to do.

@Carolyn442 unless you said you would hold dates then "A bird in the hand" I'd go with the person most likely to actually stay.

I kinda did that, Mike and Helen. I went with the current guest. My experience with people who make a (timed) request is that, by the time I respond (within the 24h limit), they have made other plans and I am stuck waiting to find out what they want to do for another 24h.

Thanks for the response Sarah. By the time I had a response, my current guest had already replied. I ended up declining the new request since she and I had discussed her staying on the night before and allowed her to book the 2 nights. However, I suggested that she book ahead for any other time she might want. She did not do so. Therefore, I have made the decision to go with any request for time open in the future...regardless of verbal indications of interest.

Hi @Carolyn442 🙂

Every time you decline a request to book it will hurt your listing. Airbnb sees it as if you didn't had your calender updated etc. So you will be put on page 10 instead of page 2 when people search for a place to stay in your area. Also if you go to your progress page you will see that we are rated in how many requests we accept. Just so you know 🙂
