Hi Airbnb Community, 

 

We are new hosts. We have couple of quesitons. 

1. Can we charge extra if check in was after 12:00 am?

2. When is the best time to clean the apartment when you have guests?

3. What are some of the house rules that we should consider?

@Rafael114  Good for you to ask the question. On the other hand, you have launched a business without understanding the platform and the business...  I looked at your listings.  I think you do not understand pricing.  Both listings have very low weekend pricing.  Perhaps you thought this was an additional cost during the weekend but it is the price during the weekend.  Do not feel comfortable with a couple of positive reviews.  That is the luck of the draw.  We all get lucky but we all get unlucky, even the best and most educated hosts can have a bad guest experience.

 

As to your questions:  1)  Like all hospitality, each day starts at 12:01 AM.  If you allow a guest to check in after midnight, the day of the check in is the next day.  Most hosts only allow guests to check in before midniight.  2)  Cleaning is always before the guest arrives, but if you have long term guests, you should establish a periodic cleaning schedule that is mutually acceptable.  Cleaning also allows you access to the site so you can confirm the guest is not abusing your space.  3)  House rules should protect your space.  Please look at the discussion threads on this site about guests not being respective of the space and you will have your answer.  So many rules evolve after a negative experience with a guest.

 

Please take time to review the many, many hosting article available through the Help Center.  You will save yourself grief and money if you do that.  Also, this site has many real life experiences that I have found most enlightening.  This is a business.  Treat it with respect and you will reap the rewards.  I wish you the most success in this endeavor!

@Linda108 - I hate to disagree with you but the your "day" begins on the Airbnb site at Check-in time.  Offically we rent "nights" so the reservation "day" goes from the Check in time on one day until the Check out time on the next day.  

This means if a guest rents for Friday, Jan. 6, they have the right of entry from the posted check in time on Friday, Jan 6 to check out time on Saturday, Jan 7.  To me, that means if a guest wants to check on at 2am on Saturday, Jan 7, they must rent from Friday, Jan 6 at check in time.  

IF the request is to charge extra for after midnight arrivals, so someone is renting the Friday, Jan 6 night but wants to arrive at 2am on Saturday, you can, by putting it in your House Rules, that there is an extra fee for after-hours check in. You then charge this extra fee to the guest via the Resolution Center.
