Hi I am quite new to Airbnb. I have just had a client ask me if they can change their booking from 4 days to 3 but check in on the first day at 5am.
They said they don’t want to have to pay for the 4 nights but are happy to pay for an early check in
What do you usually do in this situation
Thank you for your help and advise for this one
Carolyn
You can say no, and they need to pay for the four nights.
Tell them you don't provide early check-in but you'll see them at normal check-in time? Or they can pay for an extra day and have a late check-in at 5am.
If you have no fixed price for early check-in, either offer a cost which will make it worth your while or just refuse as you don't offer it.
Thank you I will have a think about it I know I have had to pay at a motel for the night before and I know we are a bit more flexible than a motel but how flexible do they expect us to be
Thank you
Thank you I might see if I can add a cost for early check in
@Carolyn417 "are happy to pay for an early check in"
great, that amount is equal to the prior night's amount...
I might actually charge more than for the previous night's checkin, bc I'm clearly awake and ready to receive people from 4p-9p, but at 5a I am most certainly asleep
Thank you. I see your point I do have a lockbox for them to get the key but yes it is a bit rude isn’t it
This is a perfect example of people who take advantage. And it will probably not be the only time they take advantage of you during their time in your home.
I'm with @Emilia42 .
Seems to me that you have to do exactly the same work for a 5am check-in as a check-in the day before, if not more. Tell them that.
Very try
@Carolyn417 Guests like this will be hard to please no matter how much you do to them.
Essentially they have only one option: i.e. abide by the service agreement when they booked. They booked for 4 days and they need to pay for 4 days. If they want to change to 3 days, it is up to the host to accept or not accept the change request. You have the right not accepting the request.
I recently have been retaliated by a guest who booked two nights and canceled two hours after checkin on the first night at 11pm. His cancellation reason was temperature was too high at 71F (21C). I graciously refunded him the second night. But I got a 1 star review. I should have not given any refund to him by the policy.
Wow that is so not good. Can’t seem to win either way
Can a guest pay their balance early?
@Barb19 I tried to obtain this on behalf of a guest, CS told me they can't "because the system is so much automated". The guest contacted CS direct and they arranged early payment for them.
Thanks heaps for replying! What is "CS"?
These guests are going to give you a bad review on value. I don't think you can win here.
