Hi everybody,
We are new in Airbnb and I have a doubt about a new guest.
A new guest booked our place and the review from the last host is not so good about them.
Last year , they left a house in not nice conditions. What can I do to ensure that they leave our place in perfect conditions?
Fees, warning, guarantees?

I would speak to the guest yourself.Reach out to them and voice your concerns based off of the feed back that was left. See what they say? As my dad used to say, " there are 3 sides you every story// yours, mine and the truth"....( meaning the objectivity)...Best wishes!
Since it sounds as if you have already accepted this guest, I would contact the prior host if possible and ask if they are willing to provide you with any details about this guest. Then, based upon what is said, you can follow up the suggested discussion with your guest about exactly what your expectations are. Include these expectations in your house rules as well.
You could also provide them with a checklist for their day of checkout that reiterates how you want to find your space. Maybe it could finish with something like, "Thank you for taking good care my home. I am grateful for your respect and look forward to returning it with a positive review."
And I'm fairly certain that you will be reading guests' reviews before hitting that 'accept' button in the future ; )
I guess you had instant book on, it is the only down side to it, they book and you have to except,
i would have it in your rules, or charge a bond.
but on instant book it says only guest that have a reccomendation from a host can book, so something has gone array.
maybe put up a notice in there space, saying please
leave our home as you find it, good luck.
Do you have a security depost in place? If not and you have already accepted the booking then it's too late to add it for this guest, but you should for all future guests.
When they check in, have a copy of the house rules printed off and hand it to them and highlight any important ones, like no smoking, or where to put the rubbish, etc..
