Hi there, thanks for getting in touch.
We were wondering what to do if a guest causes damage to our property - as yet nothing has happened but we do have concerns going forward about the more expensive features like the hot tub.

Have you looked at the Airbnb Guarantee @Liam2145 ?
you also need home insurance for STRs - hot tubs may need additional insurance

It's fairly simple but it has some tricks.
You'll need to send the guest a ''request for money'' and follow the step-by-step that includes adding proofs, pictures, invoices for repairs etc.
That request will be received by your guest and they'll have 3 days to accept or decline. If they accept, you are golden. If they don't you can ''Involve Airbnb'' and you would use AirCover to claim the money directly to Airbnb.
