Damages

Good evening , I just need to know how to procede after a big damage caused by my last guests .
They have FLOODED my bathroom ( they were not allowed to use it , they had their own bathroom in their room ) , THE WATER BROKE THE DOOR (totally wet in the lowest part ) , and i got a complaining from my NEIGHBORS (belove) they had DESTROYED CEILING IN THEIR APARTMENT . i m waiting for pictures and i ll visit them tomorrow morning.
In addition, they broke as well the coffee machine (probably they used without water untill it got burned ) and they scratched the wooden floor .
They hosted extra guests (this is the reason why they used my bathroom) without my permition, probably they did some party (totally forbiden ) and i got complaining from all neighbors.
I m sure the small deposit will not be enough to pay all these damage, especially my neighbor apartment.
I would like to know how to procede

@Pietro185 how terrible for you and as importantly for your poor neighbours

 

As a highly experienced superhost, I am sure you are familiar with Airbnb's guarantee? You need to contact them immediately and put in a claim. (see Airbnb Help Centre for details). This needs to be done before your next guests arrive (but sure you can't let it in this state anyway).

 

Hopefully you have photos and video evidence of the all the damage.

 

You will need to get estimates for your repairs and repairs in neighbouring flats.

 

You can also claim on your own home specialist insurance for short term lets.

 

By the way how were they able to bring in extra guests? Do you not have CCTV or similiar to monitor those coming into and leaving your property?

 

And when you let the place as a whole listing you state clearly that guests have access to both bathrooms (presume this must have been a whole listing let or you would have seen them bring in extra guests/damage the floor/flood the bathroom.

I ll follow your suggestion ... 

I dont know how they were able to bring extra guests , but they did... I dont have any CCTV or similar, but my neighbor / friend saw them ... and I saw many evidences of that.

I don't know if it is allowed ... but i ll consider it. 

I would not have any problem with extra guests , but they did it without my permition and after the check-in (they were just 2 as agreed on the reservations). Extra guests came later , they hided it and they didnt respect at all any rules... and than they made the big disaster i just wrote about...

I am relatively new to hosting . After my guest left I flushed the toilet and it overflowed . I cleaned out the sewer line myself to save cost of a plumber . This took two days and a lot of work. I paid 76.00 for the repairs . I have know gone to the resolution center and found I need to ask the tenant for a payment which I have done . I have no pictures except for receipts . I have no expectations the tenant will pay me. Has anyone experienched something similar ?

Hi.  I have 2 guests who are just about at the end of their 4 week stay.  I am nervous as to the condition our propoerty is in, as they are extremely noisy, banging who knows what, which sounds like they are building something,and producing 2 bags of garbage daily.  Am I able to inspect the property before they leave, and hand back the keys?  Just curious as to what other hosts have experienced in the past.  Michelle

If they where "banging who knows what", you should have asked already what they are doing.

But feel free to inspect the property at check-out.

I have just had a guest leave that we’re obviously using drugs in our cabin. They were sick on the bed and all over the bathroom. Luckily we had a topper so it’s washable and turned the mattress but it may need replacing. The mats were left wet where they obviously had tried to wash them. 

They broke the shelf in the fridge. When they left we didnt see them but they messaged to say how much they enjoyed it !  Can I claim for specialist cleaning.

We had a guest stay with his brother and another family member with there wives and got in a fight the first night all drunk up on tequila, and they did $1100 worth of damages in the first night. I have been battling back & forth with Airbnb for at least the $500 security deposit and the remainder of the costs with nothing back yet. I have sent them the security cameras videos of the altercation outside and into the house and still nothing. Airbnb has been zero help and making me chase my tale like a dog. I am at a point if this is not resolved I have to seek legal action and remove my listing from Airbnb and start over, which is fine by us, because what is the point to use the platform if they will do what they can to make it difficult to process the claim. We have made a point to not allow a guest that has no ratings and be at a 5 star rating. This has be so upsetting so beware of Airbnb coming to the table to make this right. This is a brand new home with our first guest being the worst guest ever, especially pulling in with a $200,000 SUV Maserati and treat our million Dollar home like garbage. Host beware of the guest and Airbnb.

my host broke the refrigerator glass shelf, totally destroyed it.  How do i proceed?  I have to see if I can find the part
