Entire house question

If I offer the top floor of my house is that considered "entire house"? People live in my basement suite but they are completely seperate. Just wasn't sure if it had to be a stand alone building

I've been researching rentals for a trip to Europe and noticed that one floor of the owner's property was listed as entire home (with or without kitchen access).  Since we have a busy travel schedule I wanted to book a completely private space to ensure we can sleep or be awake on our schedule and not others living in the house. 

 

What would have been helpful is if the first paragraph in the listing stated right away .. private floor in owners home versus complete privacy, homeowner not present. 

 

For what I was lookingi for, listings as an entire house/apt. was misleading in the homeowner was living in the house.

 

I wish there was an additional option to indicate an entire floor/suite in a shared space since the rental is not completely private and yet, it's not just a single bedroom in a shared space. 

 

Don't have any advice for you, just offering my perspective as a guest.

No that is not a silly question and I agree that Airbnb should have another category (i.e. seperate living area in owner occupied home).  So for our listing we make it perfectly clear that even though we have it listed as "entire home", what is offered is the entire 2nd floor while we live on the first floor.    We have had no problems with our guests understanding this as it is clearly described in our description but..... it has caused a legal problem in that township officials notified us in letter form that we had lost our PRE (Primary Residence Exemption) property tax credit because they saw our listing on Airbnb and also noted that it was classified as a whole house rental.  So they said our house is a rental and not our primary residence.  We are fighting this is the Michigan Tax Tribunal court and should, I believe, get our credit back.   We did not pay the extra taxes invoiced and it is in the court on appeal.  But still a pain due to how we had to list on Airbnb site.  Regards,   Curt

Hi,

 

I have a question if I do rent entire house , having the number of the people that actually listed on their ads, then why when I put the number of people that coming as it listed the Price just went up ? 

Do I not neet to put the number of the guest as I actually rent the entire place?

Check the add to see if there is an extra per-person fee. We state in our listing that our place can accomodate 6 people, but we charge $10/person after the first two people. It is very clear in our ad and when people book, Airbnb automatically adds $10/person over 2 people. For example, if two people are staying, the price is $65/night; if 6 people stay, the price raises to $105/night.
