Falling below

Hi Airbnb,

I just got this message below and I'm not sure if I understand well

Basic requirements
These targets help us ensure that every stay is comfortable and reliable. Your listing could be removed if you consistently fall below.

I've been getting 4 and 5 stars reviews mostly, never less than that. My place is always the same, same thing every time a guest arrives... some of them consider is not clean enough or not accurate or both.. while others are perfectly fine with the place... yet the guests who gave me 4 stars reviews claimed everything was perfect and they had a great time, so it doesn't make sense to me to get a great review from these guests and then get only 4 stars...

 

Your threat about my listing to be removed if i fall below 4.7 which it used to be my average is it for real? does it mean that if I get 4 stars reviews constantly my property will be removed?? If this is the case please let me know and I will save you sometime by taking it down myself.

 

There are plenty of other websites out there that want my money too, so I will be happy to move my property somewhere else.

 

I think this kind of inquisitor messages from Airbnb when I work hard to make my place great for guests and all my written reviews are great is quite discouraging because a bunch of guests don't make sense with themselves... I'd be happy to hear what I'm doing wrong so i can improve it.. but giving rating on something generic and not being specific about why they consider it was not clean enough or not accurate is not helping me to improve things.

 

So that's my question, in case is affirmative I won't bother with this site anymore because I feel is completely unfair.

I got put on hold because one of my guests lied about fans and complained about price which I feel is not right.  Most of my reviews are 4+ yet I get penalized for 1 bad review which is entirely untrue.

Hi Lisa, thanks for letting me know! I already sent them the same message, just wanted to show how unfair this is for hosts that care about guests and yet get this inquisitory messages

Did anyone have the same problem? Did Airbnb removed your listing becase instead of 4.7 you were below (4.6)

Hi Darlene, Thanks for your answer, I checked your profile and read your reviews . Your place looks great to me.

 

I saw the bad review you mentioned but except for that one all the others are great reviews.  Did you have AC installed when they rented, why did they say you didn't have fans if you did? Did you report them to Airbnb for lying in their review?

 

I'm surprised they complained about the price since they see it right away when they book. I don't think they see the value of your place when they pay around $100 per night where you can fit 4 people... It's $25 per person in a beautiful place. You pay more than that when you go to a youth hostel and you get to sleep in a bunk bed. I feel some people need to travel more to see what they get for that kind of money before they assest your place is expensive...

 

All my reviews are good but my score is going down because sometimes i get 4 stars in

- Location (i guess because people don't bother to look at the map before they go and they claim is too far!) 

- Cleaninless. This is something that really hurts me because I keep my place super clean and I've been getting reviews with 'sparkling clean' so I'm not really sure where this is coming from. I asked the guests why they gave me only 4 stars so I could try to improve but none of them replied... And the funny thing is that the ones that complained left my place in worse conditions that the ones who left it super clean... go figure it out

 

Yet I get a notification from Airbnb telling me that i have to keep up my standards otherwise the might remove my property! I find this crazy, because I feel they don't bother to look into the overall comments and check the written reviews. I think this is too much... it's becoming from sharing your place to please every single person with their particular needs...

 

I try to be very specific in my description, I have a nice place in a beatiful area and this is what is. It's well explained and I think is pretty much accurate, but yet I get some people complaining saying is too far or stuff that have nothing to do with my description and affects my overall rating! No  lies about it, if you don't read it before you book you might find surprises like you're not close to a mall or you're not 5 min away from your apartment downtown.. and no, there's no wifi in the middle of the woods and I also say it in my description too...

 

Like in your case, it's clear something is fishy about your negative review since the rest are good reviews... Airbnb doesn't look into that when they penalized you?  I'm curious to know if you can complain about this when it's clear they're lying
