Guest is leaving early what are we required to give them ?

We had a guest who had stayed at the house 1 year earlier and loved it , they came back and after 2 of their 5 nights tild me they want to check out 2 days early . They said the AC over the bed had leaked water on them at night while sleeping . We do have a strict cancelation policy . I had our staff go check the AC unit and clean it out. I have Asked Airbnb to refund him the 2 nights as i dont want to get into bad reviews on either end . I see that Airbnb waits until i have my next rental to refund them the money . Should i have dealt with this privately on my own

If by "privately on your own" you mean via cash to the guest, then no.  Always stick within the Airbnb system.  I think you've done just fine.

Airbnb always refunds guests right away, but since they have already made their payment to you, the guest refund can logically only be deducted from their next payment to you.
