I need help, guest is not paying and is not moving out
How is that even possible, @Lee87? Did she book, and then not check out when she was supposed to? If you could provide some details, the community will be able to help, I think. Many people have dealt with many situations. Just let us know.
Yes Lawrence. The guests booked and yesterday was their time to check out but they did not. Short of eviction, how do I get them out? Also, airbnb have their security deposit, how do I file a claim so it is not returned to them since they are still there? They are threatening to get a restraining order if I go to "their" house.
I have found Resolution Center and have initiated a claim. She has 72 hrs to respond after which airbnb says it will step in and try and solve the matter.
Is this the Entire Home listing with the 30 night minimum stay? They are playing for tenancy laws perhaps, will try to stay forever. You need to get them out, but I am sorry I don't know how. Surely this happens from time to time with other hosts? Someone help out here!
Exactly. That is what is going on Sandra. Airbnb says it will escalate this to Safety and Security department. If anyone has ever experienced this, I would appreciate some feedback on what to expect. I have already initiated eviction process separate and outside airbnb for my protection.
@Lee87 If you are renting long term, ie, greater than 30 days in most cities, you are in a different world than the short term rental. You are now dealing with the full weight of the tenant rights system. I personally do not want to deal with that, but if you do then you need to understand all the regulations that can favor the tenant. Understandably, if a tenant is making a home and not just taking a vacation, there are needed protections. However, I think there are those who use the system to get free rent. You may have met that scammer. Hang in there and reconsider if you want to be a landlord or a host.
Linda, they were renting 30 days at a time. But you are right, I am stuck with a scammer unless airbnb can do something about it
