Guest request refund 4days after checking with dodgy excuse

So my guest check in on August 7th for a total of 52nights. 

 

Couple of days after check in the afternoon he asked me if it’s ok if he alters his booking because his gym membership is over in one month and he wish to visit other part of the island. Because of long term booking policy he is allowed to change his booking. He will stay for one month (30days) and the 20days remaining will be refunded to him. 

 

 

I then receive a call the following morning from airbnb telling me that my guest doesn’t feel comfortable in my place and he wishes to leave in a couple of days. His reasons a noisy building site. 

 

Yes there is a building site next door (my landlord who own both building) can postpone the work until my guest leave so the noise issue will be solved. 

 

He then  went on telling me that the real problem isn’t the building next door but his friend who got bitten by a snake and he is afraid of walking on the street near my villa. 

 

The  villa is in Bali there are snake, spider, mosquitoes etc. The road of my villa is paved and well lit in fact there is a wall separating the street from the rice field. He has indeed fall down with his motorbike onto a rice field but why should I offer him a refund for 3 weeks? 

 

I have been explaining my case to CS but nothing at the moment. can someone cancel a long term booking because he has a change of heart and comes up with BS excuse?

Make sure you record all conversations with your guest on Airbnb messaging.


Say you are somewhat confused as you have received three reasons from him for wanting to cancel his stay.

 

1. Firstly he told you he decided to leave early because he wants to visit other parts of the Island. He can of course do this, but it would be under Airbnb's long term cancellation policy.

 

2. Once you told him this, he subsequently contacted Airbnb and told them he wanted to cancel because noise is disturbing him from a nearby building. Now you know this is an issue (he didn't tell you directly) you have arranged for building work to cease until after his stay is completed, so there is no need to cancel for this reason.

 

3.Finally, you are sorry his friend fell off his motorbike into a paddy field and got bitten by a snake, but this is not a reason to cancel his stay and could happen anywhere on the island. As this was not due to the road he was travelling on to the listing but the fact that he fell into a paddy field.

 

Get onto CS again and forward them these notes to your guest.
