Hi guys!
I'm new to hosting and I have just had an enquiry about someone wanting to stay for 78 nights on business which will be paid for by their company. They have stated that their company need to pay monthly due to how they do their expenses. I don't doubt this is the case although the guest does not have any reviews and for some reason something does seem a little iffy.
Has anyone had experience with this? Should I be concerned that someone wouldn't pay up front for the entire stay?

All bookings of 28 nights or more, are paid monthly and they automatically get put on the long term cancellation policy, which is https://www.airbnb.co.uk/home/cancellation_policies#long-term
Businesses booking for workers have to be registered for airbnb for work and then they can pay airbnb directly

As you're a new host I would not recommend accepting such a long booking, the guest will have tenants rights and you might not get them out if they don't pay subsequent months.
Airbnb will not pay you if the guest does not pay airbnb.
Also you have a 35% monthly discount, is it still worth doing, are you doing a weekly bedding change, cleaning & supplying shampoo/towels etc.

I have decided to decline and stick to short term bookings and I am going to amend my pricing structure for long term bookings if I do decide to take any on in the future.

I was under the impression that what you mention only applies to lodgers renting a room in your home and not whole house rentals.
@Sarah2541 You say this came in the form of an Inquiry, rather than a Booking Request, right? If so, Do Not Decline- declines count against you in the Airbnb system. You don't need to either pre-approve or decline an Inquiry- just messaging back within 24 hours fulfills your requirement. If you receive a Booking Request, you do need to either Accept or Decline within 24 hours, a simple return message doesn't suffice.

The whole payment sum isn't collected upfront for long term stays (over 27 days) from a client anyhow.
If you book a long term reservation that lasts 28 nights or more, you’ll be charged a first month down payment and the rest will be collected in monthly installments.
Please can you tell me how long a guest in the UK can stay until they get tenants rights?
