Guests from Hell

There are 3 guests now staying in a room in my apartment booked under Airbnb.  One from Mexico and 2 other from Germany.  Their stay started one month ago are scheduled to leave mid-Dec. 

 

There are 2 other perfect guests staying under another room, also booked under Airbnb, and to what I consider very friendly and cordial host/guests relationship.  Their stay 3 months stay is coming to an end soon.

 

Prior to the booking by the 3 guests staying, I did communicated that the apartment is on Co-living environment and there are others staying.

 

"We are extremely glad you are interested to stay with us.

 

Please be aware that this is a co-living environment and there are others staying in separate rooms at the same time.

 

I would glad if you could let me know where you and your group is from"

 

Again prior to booking, it was communicated there are 3 other person already staying. 

 

"There are, currently, 3 other persons staying. 2 french girls studying here and 1 working young men with both group staying in their separate rooms each.

 

May I confirm your group gender please." 

 

After checking in, they are demanding me, the host cannot be around in the same apartment.  It was later watered down to I cannot stay in the apartment.  Seems that they are acting like the host and trying to determine who can or cannot stay at their determination.

 

They seems to be going to breached or not going to follow house rules and trying to avoid being caught.

 

What can I do to managed them, for their stay, or evict them?

Your listing show you offer rooms in a condomium, where some space are shared with other guests.

It is not mentioned you also live yourself in the condomium (although it can be assumed, as only rooms are offered). Ofcourse guests should not act as being the host.

 

You probably want this guest to leave. As it is a "long term stay", you could consider to shorten the reservation ("change option" on the reservation). If you make the change as a host, you can also amend the calculated price, so the guest will receive full refund (including Airbnb Service fees)  for the unused nights).

 

otherwise if you can not come to an agreement with this guests and bad behaviour continues: contact Airbnb and report your issues.

I had a similar problem once when I was still a new host. Guests arrived knowing they would be sharing the house with another guest, but were astonished that I also lived here (even though that was already mentioned on the listing). It's best to make things CRYSTAL clear as many guests do not properly read stuff. 

 

You made it very clear that they would be sharing with other guests, but you also need to make it clear whether you live there and, if not, if you are going to be there and roughly how frequently. There are whole sections on the listing regarding guest access and host interaction where you can provide this information, but best also to reiterate it in the initial messages, like you do about the fact that there are other guests.
