Guests left poop everywhere. we have a white carpet. How do I get them to pay for the cleaning?

There were puddles of breastmilk on the bed. Someone pissed in the shower and then didn;t run anyway water. How can I protect myself so I don't have to clean up so much human effluvia???

These people also showed up 8 hours early, tried to get in the room while the previous guests were still there, and brought a newborn (explicitly said no).

@Trish173  In theory, yes. But Airbnb doesn't actually collect that security deposit from the guests and then return it if there are no claims, it's only there like a warning that it could be charged if there are damages, which can actually keep many guests on good behavior. But in practice, a host has to first make the claim directly to the guest, then if the guest denies they caused the damage, refuses to pay up or otherwise disputes, then the host has to escalate it to Airbnb, which will require "proof", and may or may not charge the guest or cover you in the event that the guest won't.

Showing up early would be enough for me to tell Airbnb they need to be rebooked somewhere else. What pigs!  They need to be banned for pissing in your shower.

(I am sympathetic about the breastmilk though, I remember those days when it let's down without warning - oye!)  It's organic so should come out in the wash. But pissing in the shower - ewww - hope you took pictures and then sent them to the guest through the inbox to document.

BTW - MOST guests don't even come close to this.

My suggestion - at $44 a night you're going to get bottom feeders. Try changing the listing to charge more for each person over the first one (i.e. $44 for one, $22 for each additional).  Also - you are an owner occupied space, so fair housing laws on bringing the baby may not apply. If you haven't done it already, code your space as "not suitable for children," then make it clear in your listing.

People think they can do what they want because the law will cover them - but haven't read the specific laws. Owner occupied rentals aren't the same as hotel rules.
