Hosts Legal liabilities in Edinburgh ( for a private room in a shared home)

Hi all,

I am reaching out to fellow hosts in Edinburgh. I need to know what kind of preparations We need to make sure that my hosting operation is totally legal and safe. 

 

My listing is:

1- for a a double room in my home

2- Available to book throughout the year

 

My concerns are:

1- Applicable taxes on income from this

2- Need of registration, any permits required?

3- Do I need to inform the council and ammend my council tax rate?

4- Legal requirements for fire safety?

 

Any suggestions from you would be very helpful.

1. In the UK you can earn up to about £7000 through renting a room in your home without having to declare it for tax - google UK government website - renting a room in your home.

 

2. Look at the Edinburgh Council website or give them a call re registeration/permits

 

3. No.

 

4-You need to check with the fire service/local council regulations . I have carbon monoxide and fire alarms upstairs and downstairs and a fire extinguisher in the kitchen. And fire exit signs.
