How do we set a winter rate easily?

We would like to set a base rate for winter season different from the rest of the year.

 

Here the winter starts on June 1 and ends on August 31 and the heating cost in the mountains costs a lot more due to the cold weather.

I can't change the base price on the pricing as that would affect bookings outside of the winter period.

How can I do that?

 

Is the daily rate set in the calendar the final base price that would override the initial base price on the pricing which could then be automatically increased due to having extra guest or being public holiday as set out in pricing and calendar?

 

Please help and advise!

The article below describes ways to set custom prices fro blocks of dates.

Prices set this way will over ride the "Base price" setting in your "Nightly price" section.

 

If you change the prices as described below to cover your winter period then any cleaning fee and extra people charges will be added to the rate you specify .

According to the following excerpted from the given help, we can't find the Length-of-stay prices, but Length-of-stay discounts. Moreover we are tryiing to change the daily base price, not the weekly or monthly.  It looks like we have to change it on the calendar one by one.  Hopefully other calculation would be based on what is set on the calendar, which is final, not the initial base price.

 

To set a custom price for specific weeks or months:

  1. Go to Your listings on airbnb.com and select a listing
  2. Click Manage listing
  3. Click Pricing at the top of the page
  4. Next to Length-of-stay prices, click Edit
  5. Below the weekly and monthly discounts, click a link to set a custom price for a specific week or month
  6. Locate the time frame you'd like to set a custom price for and enter a price
  7. Click Apply

Hello @Valerie283,

 

It shouldn't be necessary to do it one by one on the calendar if you want the same price per day for each day from June the 1st to August the 31st. Just click on June  the 1st. A window will then appear on the right. In its "Selected dates" section click on the date to the right of the "-->" arrow and enter August 31. Then enter the winter price in the "Nightly price" box and save the change.
