How to list a guest house

Hi guys! 

 

I have a 3 en-suite bedroom apartment that I want to rent each room independently where guests can use the kitchen and living room in common. 

 

What is the best way of doing this?

 

Create an AirBnb listing for each room? 

 

Is there a way to rent out each room in one listing?

You need to create a separate listing for each room and then link each listing together.

 

You can't put them onto one listing.

@Constantina4  One listing has one calendar. Once it is booked, the dates will be blocked. Then, when guests search listings for the dates which are blocked in your listing calendar, your listing will not appear.


Therefore, you will need to create separate listings for each bedroom. If you need to rent an entire unit, you need to create another listing. Then you can link three individual listings to the entire unit listing so that an individual room is booked, the entire unit listing is blocked for the same date range.


I have a three bedroom house. I created four listings. According to my experience, it is less competitive to rent out an entire house. Therefore, you may get more income from renting the entire house than renting from individual rooms. And there is less management work as well.

It was very smart of you to come to the host community as you are starting on this platform, @Constantina4 .  I see you have followed the advice of hosts, @Alice595 and @Helen3  who are very knowledgeable about hosting on Air BNB.

However, you have made a big mistake on this platform.  You have one review that can be viewed from all 4 listings and that review is an automatic cancellation review.  I would imagine that you cancelled a booking because you were not correctly set up to list each room separately.  Common error of new hosts with multiple listings. 

It would be worth your time to contact Air BNB and request the review be removed along with the other host penalties associated with a host cancellation including financial penalty.   Read about that in the Help Center using search term cancellation.  You might be successful if you convince the Air BNB rep you just didn't know how to work with this platform.

If you are not able to  have it removed, make a publc response letting potential guests understand that you made a mistake as a new host and that the cancellation does not represent your hosting style.  Good luck!!

Thank you so much for the extra advice. This is exactly what happened.

 

By mistake someone booked the whole house with the price of one room. 

 

I politely replied to apologize to the guest and letting them know about the correct pricing and I offered them a generous discount on the whole house but they refused it with a rude way. 

 

Thats why I had to cancel. 

 

I think that when you are trying to add a listing there should be a specific option to list multiple rooms in a house. When it’s your first time on the platform it’s hard to figure this out by yourself and very easy to make a mistake. 

 

But we all learn from trial and error!
