I have an option at a long term stay. What do you suggest in terms of pricing. How much discount is appropriate?
First..... make sure you are okay with a long-term guest. What will you do if you end up with a "guest from hell"? Have you investigated tenancy issues/concerns? ABB's security deposit is really not a true deposit.
Also, hosting means that YOU (host) will be responsible for the electricity, water, gas bill and for providing internet/wifi, TV etc. You are providing a fully furnished room/home with amenities and may even have to consider weekly cleaning and laundry of sheets/towels. It's not about a discount but rather is your monthly payout enough considering everything you provide and pay for? Also the level of wear and tear will be different and long-term guests are "living" there.....not visiting. So they may require additional or different house rules.

Thank you so much for your feedback. You have made some excellent and important points. I did research in CC and have decided against it for the reasons you stated above. We put a lot of thought and love into this and figure we should stick with the initial premise— visitors and short term stays. 29 days are max — that’s it. I personally host a lot of long term guests because it works for me and I target a very specific type of guest (exchange students) but I completely understand why most hosts would opt NOT to host long term.
I've found that in most cases, hosts that don't want long-term guests set their max to anywhere between 1 week (7 days) to 3 weeks (21 days).
Since 28 nights or more is considered a long-term booking by ABB, you might want to give yourself a few extra wiggle days and set your max to 25-ish?
