Hello Airbnb Community ~
I currently have a 2 week maximum stay and aim to keep it so - that way I'm not stuck with guests too long who turn out to be the type you're glad when they finally leave (I've only been hosting since this past April and really only had bad guests in one situation - so far). I've two inquiries about long-term stays. The first one I declined/turned down as they had no reviews. I am considering a recent request for 3 months starting January (maybe longer) and only because he has absolutely fabulous 5-star reviews from other hosts. He is taking on a new job nearby and I like him already from the details of his inquiry. I am thinking of having him book 28 days, I'd block off two or three, him book the next 28 days, block 2 or 3 days, another 28 days, etc. - so as to avoid the 30+ day "tenant" status and potential complications. This seems the safest route.
Correct me if I'm wrong, but my understanding is that he can book three consecutive 28 day stays, pays Airbnb at time of booking up front to reserve his bookings and block my calendar (booking so that there are 2 or 3 days between his booking dates), and I'd get paid at the beginning of each 28 day period?
I haven't found anything yet on how it works with Airbnb for 30+ day stays. I wouldn't rule it out after several initial 28 day trial period with this individual, but I'd want him to sign a rental agreement in such a situation. I fully realize 30+ day stays whether through Airbnb or in general as a tenant (we do have rental apartments in an old house we own in town and I have a strict 8-page month to month rental agreement).
