We are new to this and one of the first enquiries wants to rent for a year!
I am fairly sure that this requires a tenancy agreement and not simply AirBNB.
Does anyone know the rules please?

@Adam784 be careful sometimes this is a scam and they seem to target new listing if u are new only accept short rental for a start till u feel confident and foolproof to accept longer stay.

I agree with @Marie82. It may be a scam but even if not until you have been a host for a while I would not take a long term booking. Not sure about the legal side but I would have thought you would feel you would want some sort of tenancy agreement for a year anyway. You might be better to check that out with Airbnb.
Many thanks both. I must admit that as I began to probe him his story changed slightly so I was less happy, and I too felt that a tenancy agreement would be more appropriate to protect us both.
