Long term rental concerns - cleaning

Hi

on Airbnb app there is no option to charge weekly cleaning fees for long term guests. Everything is upfront which makes the rate unattractive.

 

Guests who have recently joined Airbnb are not vetted properly as I had a few who smoke drugs in the apartment risking police turning up.

yes, unfortunately, there is no "weekly cleaning fee" for longer stays here on Airbnb. We just don't offer any weekly discounts and cover weekly cleaning with it.

 

Some hosts don't clean during the guest's stay and cleaning is the guest's job. But we do it because it helps us to prevent dirt/click build up and as an excuse to check the apartment and to change the towels /bath mat/linens if necessary.

 

 

@Vincent232 if you prefer long term guests then maybe renting is a better option than airbnb, as you will get bond from the tenant for any damage & they would be responsible for cleaning. The other option is to increase your rate and cleaning fee and reduce the maximum stay to a week. And looking at your listing you have the address as one of the photos, which is not a great idea. Get rid of that photo, no guest should see the address until booking is confirmed for your own safety.

Factor in the cost of mandatory weekly cleanings into your rates....... one way to do this is to NOT provide a weekly/monthly discount. Clearly define what activities the weekly clean-up will include and that it is non-negotiable. It's a great way to keep an eye on your home to make sure rules are being respected, there is no damage, problems aren't festering and keep the dirt and muck from building up.

@Vincent232  While I agree that Airbnb shuld do a better job of vetting guests before allowing them to book, things like smoking drugs isn't something they can vet for. It is up to you as a host to vet guests before accepting their bookings, and to enforce your house rules once they have arrived.

Thank you for saying that about vetting guests. AirBnB's policies are horrific.
