Minimum night stay

I have my first 24 night stay. Most of my current booking are for long weekends. Should I offer cleaning, bedsheet change and fresh towels throughout the stay and if so how frequently? I’m currently a superhost and am keen to offer what’s expected  on Airbnb and not let me guests down. 

Help much appreciated!

As a reasonably experienced host of longer term stays in the private room capacity, may I suggest yes you do change the sheets as per normal & as you would like to have done for yourself.

 

I personally also do the vaccuming etc in my guests room & encourage them to air the room out & leave the bedroom door open for ventilation.

 

One however must be aware that those who have experience with flatting/ housemate situations are more likely when they go out to close the bedroom door as can be understood.

 

I've worded my listing to cater for short & longer term guests to save any potential hiccups.

 

Make sure if you don't want them to use the washing machine ask them to put their laundry where it can be done, alternatively you may like to show them how to use the washing machine & stipulate times etc to use it.

 

Ditto use of kitchen & bathroom.

 

Some longer term guests prefer to eat out & others eat in so will require use of the kitchen.

Clear communication is the key to a pleasant experience & for both parties there may be a little nervousness but hey that's cool as it's human.

 

If they are from a country other than one's home country, it's useful to remember the phrase, 'In xyz country we do it this way.." Just like "When in Rome, do as Roman's do".

As  a reasonably experienced Host of longer term Guests, simply change linen etc as you would want for yourself.

You may like to show your guest how to use the washing machine, or ask them to place their laundry in a place where it can be easily collected without intruding on your guest - maybe suggest a day to do washing, some may prefer to do a smaller wash on a couple of days during the week as may not have many clothing changes.

 

Ditto be clear on use of kitchen & bathroom if they are shared.

@Kate820 Your listing looks wonderful! I would think that if the guests are going to stay for 24 nights, that it would be a good idea to change the towels every 4 days and the bedding every 8 days.  As far as cleaning is concerned, do you have a regular cleaner who comes in between bookings or  do you do the cleaning yourself?  If you have a regular cleaner, arrange for a suitable day each week for him/her to come in and hoover the rooms and clean the surfaces and do a thorough clean of the bathroom.  I would suggest that the guests should be responsible for keeping the kitchen clean but make sure that you provide enough cleaning materials for them to do so and show them where everything is when they arrive.

I take a different approach when I have long term guests, @Kate820 .  As part of the check-in process, they are notified that they are responsible for maintaining the cleanliness of the apartment.  Cleaning products are available in the cupboards and closets for their use.

 

The cleaning fee is for after they depart.  If s/he wants service during the stay, arrangements can be made for the cleaner to visit for an additional fee.  So far, no guest has requested this.

 

Additionally, I notify the guest that I will check with them weekly to exchange towels and/or linens.  Garbage removal is their responsibility as well.  Toiletries, snacks, and beverages are not re-stocked either.  There are local stores if they need more items.  My laundry machines are included (I have separate units for guests) and they are welcome to use them at no additional cost.

 

This is not a hotel, so I don't provide the same level of service.  Otherwise, I would have to increase my prices.  Guests seem to be fine with this arrangement and I have received excellent ratings.
