I listed my unit for AU$45 per day and I received an enquiry for a month's stay and the amount showing is only AU$53 for the month. The person who enquired said she was surprised that my monthly rate is so cheap. How did that happen?

These are not the prices I see when I look at your listing. I'm looking in USD and can see 34USD per night, and when I select a whole month I get an average of 23USD/night so like a 32% discount.
This is how is works: you can go to manage your listing, and then calendar. On the top right you can see "pricing settings", then look for long-term discounts. There you can give a % discount for weekly and monthly bookings.

I think you should review you setting for the month of July 2016 in particular, any custom prices. It is possible that you have mistakenly/ unknowingly put in a very low amount in this specific setting. The reason I say this is because I have just looked at your listing and below are the monthly rates I'm getting; please note, my rates are in GBP as I'm based in London but this only means I see a different rate to you due to currency rate, it makes no difference to your actual offer
You actual daily rate shows as £23 per night on any day in the week or weekend in both June & July 16. An attempt to book for a one week period is calculated at £23 x 7 nights minus a 15 % discount , which all looks fine. However there is definitely a problem with the monthly booking rate, in particular July 16 - please see the rates I got below and note that in July 16, something is wrong with the rate
Booking from 3rd June 16 - 3 July 16 (one month) = £559; the discount of 25% has not been applied to this
Booking from 1st July 16 - 30th July 16 (one month) = £31
There are only two reason this would happen, first being that you have put in an incorrect amount for a specific month which you can rectify by following the path below
-HOST - MANAGE LISTING - CLICK on the listing which will open the default calendar page - top right hand corner, - PRICE SETTING - LONG-TERM DISCOUNTS - CHLICK on month which is highlighted in red in the sentence ‘You can also set a custom price for a specific week or month’ this is where you will find an amount you may have entered in error.
Failing this, then there is a glitch and I would suggest you contact Airbnb directly to resolve. The good thing is that since you are not on Instant Booking, you have the safety net that no guest can take advantage of this major discounted rate before you can ament it.
