Multiple Homes

Hi All, 

I have a question about listing and managing multiple listings from my personal page. When i started i was advised to list everything under myself, but I am not the owner. How is this going to work with taxes? Thanks in advance!

Hm,  if you receive funds on your bank account then you are obligated to pay taxes on it.

 

If you run other people's properties then it would be good to route payments on their accounts.

 

To set which listing is connected to which account you should click on your profile picture in upper right corner/account/ add payout method ( here you add their bank accounts)

 

then scroll down and set payout routing rules ( connect each property to its owner account)

this way the founds of each booking will go directly to their accounts and not to yours.

 

But I have no experience with managing other people's properties so maybe someone more familiar with a law in your country could help you better.

Hey! Here is what you need to do. First get a business license with your city (home office). Then keep perfect records showing what you paid each home owner. A basic CPA will be able  to show your taxable income was the difference between what Airbnb paid you, and whatever you passed on to the home owner. Basically the payments to owners of these homes are the COGS (cost of goods sold) just like you are the retailer and the owners are the wholesalers.
